We are particularly interested in development opportunities requiring planning input, or which have legal or technical difficulties. We have a very strong track record in overcoming these, and in achieving planning consents in sensitive locations. We also specialize in land assembly projects.

Our approach is to ensure that every eventuality that may be encountered in the planning process is covered. We instruct a tailored team of professional consultants to cover all aspects of architecture, landscape, ecology, arboriculture, engineering, highways, hydrology and archaeology etc. All projects our overseen by our Senior Partner, Alastair Gibson.

We will consider purchase of sites on any basis, from option to outright purchase, and are happy to tailor our proposals to suit the landowner’s circumstances. A significant proportion of our recent projects are on the basis of promotional partnership arrangements with landowners.

Alastair Gibson

Alastair Gibson is a qualified chartered surveyor who graduated from Reading University with a degree in Land Management, and worked initially in the field of Rural Estate Management in East Anglia, with Strutt & Parker, before moving to West End based Nelson Bakewell, where he specialised in Commercial Investment Agency.

A ‘lifestyle’ change brought him to Bath in 1990, encompassing a change to Residential Development Consultancy. Working for the Land & Planning Division of the Connell Estate Agency Group in Bristol, he rose to become Regional Land Director for the South West, also heading up a National Corporate Land Disposals Team.

In 1997 he left Connell to join private house building company, Redcliffe Homes, as Land & Marketing Director. During his time with Redcliffe he was responsible for the acquisition of a number of significant development sites in Bath and its environs.

In the new millennium, Alastair decided to ‘go it alone’, setting up a number of businesses. These included a Property Company (Redland Estates) backed by private investors; a Development Consultancy (Gibson Associates), and a Private House Building Company (Charlcombe Homes). It is essentially these businesses that have amalgamated into Charlcombe Estates, under Alastair’s control. A committed Christian he has devoted a significant amount of time in the last five years in bringing his professional skills to bear as project manager for the refurbishment of the Grade 2 listed Georgian Church of St. Swithin’s, Bath where he is a church warden.
